We understand that each owner is looking for something different and will aim to bespoke our service as best we can. If you do not have the time or inclination to deal with marketing, sales or booking administration we are happy to take all of that on for you. If however, you are looking to market yourself and are looking for assistance then we are happy to work with you on a joint marketing basis to make sure you can make the most from your holiday home.
Our commission rate is staggered over the ﬁrst three years of our partnership ensuring that as the business is being built we will both beneﬁt from the increase in income that business brings. Our competitive commission rate starts from 15% + VAT in year one, 17.5% + VAT in year two and 20% + VAT thereafter.
Our agency fee is charged per booking and is there to ensure we can provide you with some essential services and information not covered by our commission for marketing and booking administration. The fee covers such things as our Quality Accreditation Agency annual inspection, annual property visits and reports, updating photographs and property information, monthly
booking summary reports and ﬁnancial reports, yearly summary report of guest feedback, support and advice throughout the year and payments to cover any shortfalls on cancelled bookings.

Understanding that each owner and their requirements are different we have created a series of additional packages on top of our marketing & booking administration service to ensure you get what you are looking for.
We undertake an annual review of every single property to ensure high standards are maintained for our customers. Your fully trained Property Manager will be in touch during the year to arrange a suitable time to make sure you’re happy with the overall performance of your property.
At this point, your Property Manager may undertake some new photographs, review your pricing structure and suggest ways to improve the level of your bookings if required. The advice our Property Manager’s provide is based on many years of experience and is vital to the sustainability of your property. It’s also a great chance to help build that long standing relationship.

Depending on your situation, taxation on holiday letting can be complicated so we always recommend you speak to an informed accountant. However, we can provide you with an understanding of how to qualify for taxation beneﬁts related to holiday letting.
The property must be let fully furnished on a commercial basis for at least 105 days (approx 15 weeks) in the year on short term lets not longer than 31 days. It must be available for a minimum of 210 days (30 weeks) and lets longer than 31 days are restricted to a period of no more than 155 days per year. It may still be possible to qualify even if you don’t let it for the full 105 days. Again, we advise you to speak with an accountant about your situation. Advantages for meeting the qualifying criteria include the ability to claim capital allowances on furnishings and integral features such as wiring and plumbing. There are other tax advantages dependent on your situation.
