The property must be let fully furnished on a commercial basis for at least 105 days (approx 15 weeks) in the year on short term lets not longer than 31 days. It must be available for a minimum of 210 days (30 weeks) and lets longer than 31 days are restricted to a period of no more than 155 days per year. It may still be possible to qualify even if you don’t let it for the full 105 days. Again, we advise you to speak with an accountant about your situation. Advantages for meeting the qualifying criteria include the ability to claim capital allowances on furnishings and integral features such as wiring and plumbing.
