Please note:

Within a 20 minute drive of the glorious South Coast of Cornwall, Treacle Tart is situated in the small rural hamlet of Tredinnick near the hidden beauty of the Luxulyan Valley and just a short drive to The Eden Project.

Set to one side of a winding country lane within the grounds of the owner's small holding, they have direct access to the Saints Way footpath and excellent circular walks including Hellman Tor, however there is also easy road access for touring the county.

This comfortable semi-detached slate hung cottage attached to the owner's granite barn offers light and airy double glazed accommodation for couples or small families.

From the parking area, the glazed front door opens and one step leads up to a spacious entrance hallway with an adjacent fully fitted kitchen/dining room leading off to one side.

At the rear is a pleasant sitting room with lounge seating for four and French Windows opening to a small sheltered patio area for the visitor's sole use and half a dozen granite steps leading up the communal lawned garden.

Carpeted stairs lead up from the hall to the first floor landing and two double bedrooms tucked under sloping ceilings with views over the surrounding countryside from Velux windows, one has a double bed, and the other has the choice of a 5ft double or 2ft 6in zip-linked twin beds.

To complete the accommodation there are two en-suites, a shower room W.C. with hand basin and a bathroom W.C. with wash basin and hand shower fitment to the bath.

Visitors are welcome to enjoy the shared acre of gardens and a paddock; the owner also offers shared use of their outdoor hot tub free of charge. There is ample off road parking on the gravel driveway and an adjacent barn houses the laundry room with shared freezer, washing machine and tumble dryer.

The nearest village pubs are at Luxulyan and Lanlivery both about 2 miles away, and the old county towns of Bodmin and Lostwithiel with their historical churches, local shops and restaurants are a 15 minute drive respectively.

Lanhydrock House and the Eden Project are about a 15 minute car journey and both Charlestown and Fowey are approximately 10 miles. The large, south facing beach at Par Sands and the small sandy harbour beach at Polkerris are both about a 20 minute drive away.

Creusa Kennels 1.5 miles away, offers a Holiday Maker Service which allows owners to still bring their dogs to Cornwall, taking them out during the day but also guarantees a cosy kennel at night - see http://www.creusakennels.co.uk

When a property shows 'sleeps' in the format X-Y, X equals the maximum number of adults that can comfortably be accommodated and Y indicates the maximum number of adults + children that can be comfortably accommodated in the property.

Our rating method, the popular "smiles" system is generated entirely by the feedback we receive from our visitors. The number of smiles is arrived at by taking the average grading given to the question:

How would you rate the cottage's fittings, furnishings and equipment?’

A property will achieve a rating of 5 Smiles down to 1 Smile, although it is our policy not to carry any properties with ratings lower than 3 Smiles. The customer chooses from the following ratings:
  1. Excellent
  2. Good
  3. Satisfactory
  4. Below standard
  5. Poor
There are a number of properties that have been recently added to our portfolio and these are graded "New".
Pets

There is an extra charge for pets, most commonly at £24 pppw (per pet per week).

Assistance dogs are of course welcome in all our cottages free of charge, however owners of them should be aware that a considerable number of people are allergic to dogs and in some cases can have a severe reaction. Owners are therefore encouraged, where at all possible, to choose a property which normally allows pets.

Some properties accept pets other than dogs, but in all cases we are required to confirm consent from the cottage owner. Please contact the office on 01208 895 354 if you would like to take a pet other than a dog with you to one of our cottages.

A 5% loyalty discount is available at some properties for guests returning for a second or further holiday within 2 years through Cornish Traditional Cottages. If you are eligible for the Loyalty Discount your final balance payment will be reduced accordingly after your booking has been submitted. The Loyalty Discount cannot be claimed with any other discount.

Pricing information

All prices are per week per property. Many properties promote an all inclusive price although some charge for extras such as bed linen, towels, heating and/or electricity. The Property description will detail any extra charges.

Definitions

Reserved: When a property is not yet available to be booked, a customer can 'Reserve' the property in their name on a first come first served basis. When Cornish Traditional Cottages and the owner have agreed availability and pricing for your selected period we will contact you to let you know if you can then book the property in your name. A Reservation does not guarantee a booking because the owner has first right of refusal on all availability.
Short breaks

There are few better places to take a short break than in Cornwall. They can frequently be arranged, mainly out of season though, for periods to suit guest's particular requirements, but there is always a minimum rental, for practical reasons.

Cornwall in the early Spring is usually blessed with fine warm weather. It is this climate which brings out the wild flowers and spectacular gardens which make this time of year such an ideal one for a holiday. During July and August and other busy times of the year short break holidays are normally only available at short notice, but please enquire and we will do our best to accommodate you.

If short breaks are available, the cost of a short break is calculated as follows:
3 nights: 70% of weekly rental price
4 nights: 80% of weekly rental price
5 nights: 90% of weekly rental price
6 nights: 100% of weekly rental price
