Rock Mill and Cider Press are only 10 minutes from the sea and 2 miles from the Eden Project, set in 3.5 acres of riverside garden and woodland, this 400 year old mill, log cabin and original cider press are peacefully situated in the quintessentially Cornish Luxulyan Valley (no mobile phone signal) with great natural beauty and awarded World Heritage Site status.

Each property has its own secluded terrace and gardens running down to the banks of the boulder-strewn River Par which forms a boundary between the properties, close to a little-use railway branch line. Due to the proximity of the river, local wildlife and natural water features within the grounds young children and pets must be supervised at all times.

Luxulyan
village and St Blazey, 1.5 miles respectively, each have a pub and local shop/P.O, for a wider selection of amenities, the towns of Lostwithiel, Fowey and St Austell are all within a 15 minute drive. The large, south facing beach at Par Sands and the small sandy harbour beach at Polkerris are both a 10 minute drive away and there are boat trips available departing from Fowey. There are several golf courses within the immediate vicinity and the Saints Way coast-to-coast recreational route passes nearby.

Within a 10 minute drive of three sandy beaches on the South Coast and just 2 miles from the Eden Project, this detached 17th century stone cottage sleeping 6 retains many original features together with a newly built log cabin sleeping 2.

Peacefully situated in the Cornish Luxulyan Valley (no mobile phone signal) designated as an area of Outstanding Natural Beauty and awarded World Heritage Site status, the mill is set in extensive grounds with a grassy garden bordered on one side by the River Par, close to a little-used railway branch line.

Approached by a long private driveway and gravelled parking area where there is ample space for several cars, a couple of steps lead to the slate patio at the front of the cottage. The front door opens directly into a beamed dining room with oak floor and decorative granite fireplace.

At the rear, a door leads through to a rustic fitted kitchen with a dual fuel Aga range cooker and a gas Rayburn for additional cooking and hot water. Beyond, 3 steps lead up to a utility area with laundry facilities and access to a small service courtyard.

There is a comfortable sitting room with a beamed ceiling, rugs on the oak floor, a wood burning stove and two sets of French Windows opening to both the front and rear terraces. Leading off to one side of the lounge are a study room and an adjacent cloakroom W.C. with hand basin.

Stairs lead up from the dining room to the first floor landing, a bathroom with hand basin, roll top bath and large shower cubicle, a separate cloakroom W.C. with wash basin and three cottage style bedrooms. There are a twin bedded room, a 5ft kingsize bedroom, and one with a 6ft superking bed, all with views of the valley and woodlands.

At the front is a large raised terrace with garden table and chairs which looks over to the river. A sloping path leads down to a large level lawn to one side of the cottage with meandering footpaths leading to a firepit and garden seating by the banks of the river. Due to the proximity of the river, local wildlife, and natural water features within the grounds, young children and pets must be supervised at all times.

A detached log cabin set in the grounds is available on request to sleep an additional two people. Fronted by a paved terrace, the cabin accommodation comprises of a living room with casual seating facing a TV and woodburner, a kitchenette with fridge, microwave and dishwasher, and a shower room W.C. with hand basin. Shallow carpeted stairs lead up to a mezzanine level with a 5ft kingsize bed. The cabin is charged as an optional extra per week.

Our rating method, the popular "smiles" system is generated entirely by the feedback we receive from our visitors. The number of smiles is arrived at by taking the average grading given to the question:

How would you rate the cottage's fittings, furnishings and equipment?’

A property will achieve a rating of 5 Smiles down to 1 Smile, although it is our policy not to carry any properties with ratings lower than 3 Smiles. The customer chooses from the following ratings:
  1. Excellent
  2. Good
  3. Satisfactory
  4. Below standard
  5. Poor
There are a number of properties that have been recently added to our portfolio and these are graded "New".
Pets

There is an extra charge for pets, most commonly at £24 pppw (per pet per week).

Assistance dogs are of course welcome in all our cottages free of charge, however owners of them should be aware that a considerable number of people are allergic to dogs and in some cases can have a severe reaction. Owners are therefore encouraged, where at all possible, to choose a property which normally allows pets.

Some properties accept pets other than dogs, but in all cases we are required to confirm consent from the cottage owner. Please contact the office on 01208 895 354 if you would like to take a pet other than a dog with you to one of our cottages.

A 5% loyalty discount is available at some properties for guests returning for a second or further holiday within 2 years through Cornish Traditional Cottages. If you are eligible for the Loyalty Discount your final balance payment will be reduced accordingly after your booking has been submitted. The Loyalty Discount cannot be claimed with any other discount.

All prices are per week per property. Many properties promote an all inclusive price although some charge for extras such as bed linen, towels, heating and/or electricity. The Property description will detail any extra charges.

Reserved: When a property is not yet available to be booked, a customer can 'Reserve' the property in their name on a first come first served basis. When Cornish Traditional Cottages and the owner have agreed availability and pricing for your selected period we will contact you to let you know if you can then book the property in your name. A Reservation does not guarantee a booking because the owner has first right of refusal on all availability.
Short breaks

There are few better places to take a short break than in Cornwall. They can frequently be arranged, mainly out of season though, for periods to suit guest's particular requirements, but there is always a minimum rental, for practical reasons.

Cornwall in the early Spring is usually blessed with fine warm weather. It is this climate which brings out the wild flowers and spectacular gardens which make this time of year such an ideal one for a holiday. During July and August and other busy times of the year short break holidays are normally only available at short notice, but please enquire and we will do our best to accommodate you.

If short breaks are available, the cost of a short break is calculated as follows:
3 nights: 70% of weekly rental price
4 nights: 80% of weekly rental price
5 nights: 90% of weekly rental price
6 nights: 100% of weekly rental price
