Only a two minute walk from the beach and picturesque harbour of Charlestown, this well presented three bedroom end of terrace property is perfectly situated for those looking to explore the sandy beaches of St Austell Bay and the stunning South West Coast Path.

The property is approached via a level pathway and step leading to the front door, which opens into the hallway with laminate flooring providing access to the ground floor accommodation and stairs to the first floor. The ground floor comprises a shower room W.C with basin, heated towel rail and non-slip flooring, a light well equipped kitchen with slate flooring and a modern fitted kitchen with door and step down to the rear patio. Completing the ground floor accommodation is a light and airy living room with laminate flooring and central wood burning stove. A dining table and chairs is set to one side of the wood burner overlooking the front garden with comfortable lounge seating to the other side in front of the doors opening out to the south facing enclosed rear courtyard.

A carpeted staircase with handrail and thirteen steps leads up to the first floor accommodation, comprising of three carpeted well-presented bedrooms. A double bedroom overlooking the south facing courtyard and two twin bedrooms with 2'6 zip link beds offering the choice of either twin or double. Completing the first floor accommodation is a family bathroom W.C with a non-slip floor, bath, corner shower and heated towel rail.

The front garden faces the lane where there are two parking spaces directly opposite the cottage, gravel either side of the level path to the front door and around the side of the property to the rear courtyard via a gate.

The enclosed rear south facing courtyard has a level patio leading onto a further gravelled area interspersed with paving slabs and step up to a raised patio to the side. The garden is enclosed with panelled fencing to either side and a post and rail fence at the end providing a barrier to the small stream below. Children will need to be supervised in the garden.

There is a garage that belongs to the owners close by and owners are happy to make some of the garage space available for the storage of bikes etc.
 
All the amenities of Charlestown are within a two minute walk, including three pubs which offer good food, restaurants, cafes, a children's playground and the Shipwreck and Heritage Centre, next to the quayside and a small stony beach.

The fishing villages of Mevagissey and Fowey are both within 7 miles and offer shopping, pubs and restaurants.

The nearest town of St Austell is less than 2 miles away and has an assortment of shopping, a cinema, a leisure centre and a main line railway station which is linked with the local bus service. The beaches of Par and Porthpean are within a 15 minute drive. There are several golf courses close by including Porthpean, within 2 miles and Carlyon Bay within a 5 minute drive. For garden lovers the Lost Gardens of Heligan and Pine Lodge gardens are within a short drive and the Eden Project is within a 10 minute drive.

When a property shows 'sleeps' in the format X-Y, X equals the maximum number of adults that can comfortably be accommodated and Y indicates the maximum number of adults + children that can be comfortably accommodated in the property.

Our rating method, the popular "smiles" system is generated entirely by the feedback we receive from our visitors. The number of smiles is arrived at by taking the average grading given to the question:

How would you rate the cottage's fittings, furnishings and equipment?’

A property will achieve a rating of 5 Smiles down to 1 Smile, although it is our policy not to carry any properties with ratings lower than 3 Smiles. The customer chooses from the following ratings:
  1. Excellent
  2. Good
  3. Satisfactory
  4. Below standard
  5. Poor
There are a number of properties that have been recently added to our portfolio and these are graded "New".
Pets

There is an extra charge for pets, most commonly at £24 pppw (per pet per week).

Assistance dogs are of course welcome in all our cottages free of charge, however owners of them should be aware that a considerable number of people are allergic to dogs and in some cases can have a severe reaction. Owners are therefore encouraged, where at all possible, to choose a property which normally allows pets.

Some properties accept pets other than dogs, but in all cases we are required to confirm consent from the cottage owner. Please contact the office on 01208 895 354 if you would like to take a pet other than a dog with you to one of our cottages.

A 5% loyalty discount is available at some properties for guests returning for a second or further holiday within 2 years through Cornish Traditional Cottages. If you are eligible for the Loyalty Discount your final balance payment will be reduced accordingly after your booking has been submitted. The Loyalty Discount cannot be claimed with any other discount.

Pricing information

All prices are per week per property. Many properties promote an all inclusive price although some charge for extras such as bed linen, towels, heating and/or electricity. The Property description will detail any extra charges.

Reserved: When a property is not yet available to be booked, a customer can 'Reserve' the property in their name on a first come first served basis. When Cornish Traditional Cottages and the owner have agreed availability and pricing for your selected period we will contact you to let you know if you can then book the property in your name. A Reservation does not guarantee a booking because the owner has first right of refusal on all availability.
Short breaks

There are few better places to take a short break than in Cornwall. They can frequently be arranged, mainly out of season though, for periods to suit guest's particular requirements, but there is always a minimum rental, for practical reasons.

Cornwall in the early Spring is usually blessed with fine warm weather. It is this climate which brings out the wild flowers and spectacular gardens which make this time of year such an ideal one for a holiday. During July and August and other busy times of the year short break holidays are normally only available at short notice, but please enquire and we will do our best to accommodate you.

If short breaks are available, the cost of a short break is calculated as follows:
3 nights: 70% of weekly rental price
4 nights: 80% of weekly rental price
5 nights: 90% of weekly rental price
6 nights: 100% of weekly rental price
