With lovely sea views and less than a 10 minute walk down the hill to the sandy beach and small harbour at Gorran Haven, this comfortable and spacious detached house is set in a quiet residential cul-de-sac ideal for a traditional family beach holiday or walking the scenic South West Coast Path.

Gorran Haven has two sandy beaches offering safe bathing as well as a post office/local store, seasonal fish & chip shop and beach cafe and the Llawnroc Hotel which is open to non residents for drinks and food with a sea view terrace. Portmellon, 2.5 miles, has a small beach and a seasonal pub and the larger fishing village of Mevagissey with a selection of shops, pubs, and restaurants and a summer ferry service to Fowey is only 3 miles away. 

Cycle hire is available at Pentewan, and St Austell offers a wide range of shops and facilities including a cinema, leisure centre and golf course. The Lost Gardens of Heligan are only a 10 minute drive and The Eden Project a 20 minute drive.

Entrance

From the tarmac drive a step leads up to the front door opening into a tiled porch with a further step leading into the hall with vinyl tile floor. 

Shower Room

From the hall is fully tiled wet room with a anti slip tile floor, shower W.C with basin.

Kitchen

A fitted kitchen with a small breakfast table and door to the rear porch with tile floor giving access to the garden and integral double garage. Kitchen appliances include dishwasher, fridge/freezer, electric hob and oven, microwave. A washing machine is available in the garage. 

Living Room

Triple aspect living room with a sofa to one side of the large picture window enjoying sea views, two arm chairs arranged before a wood burning stove and television. French doors and step down to the garden and completing the living room is a dining table and chairs overlooking the front garden.

Bedroom 1

To complete the ground floor accommodation is a single bedroom overlooking the front garden.

**A carpeted staircase with open treads and handrail leads to the first floor.

Bedroom 2

The master bedroom is prepared as a super kingsize with wonderful coastal views and television and plenty of storage space. You can have the choice of a super king or 3ft zip linked twin bed.

Bedroom 3

Twin bedroom made up with two single beds (can also be made up a kingsize). Overlooking the front garden again with television and ample built in storage. 

Bathroom

Family bathroom W.C with a non-slip tiled floor, shower over the bath, hand basin, heated towel rail and window with sea views.

General

  •  A gated concrete path surrounds the property. Large garage provides convenient storage space for surf boards and bikes.
  • This property is efficiently heated by central heating upstairs. Along with a woodburner in the lounge.  
  • The ground floor has under floor heating throughout.

To the front is an enclosed level lawn, to the side a couple of steps lead up to a small patio and at the rear is a slightly sloping lawned garden. From the rear six steps lead up to a raised unfenced patio with lovely sea views. Garden furniture provided. 

The distinctly Cornish village of Gorran Haven, with ‘breathe in’ narrow lanes, whitewashed cottages, a small fishing harbour and two sandy beaches, offers everything you need for a calm and restful holiday. Nestled into the southern coastline, it is a real hidden gem and makes a great base for exploring the picturesque Roseland Peninsula, which provides some of the best walking in Cornwall. 

Pass the time away enjoying views of the sea and fishing boats and wandering around the tiny lanes that wind between the cottages. Pick up some breakfast coffee from Cakebreads cafe or lunch from the takeaway seafood shop to enjoy on the beach or back at your holiday cottage. For such a small area, this tiny harbour town has several beaches to explore: Little Perhaver and Gorran Haven are perfect for family picnicking. Vault beach is a 20-minute cliff-top walk from the village, and consists of a long strip of clean white shingle – often completely empty.

Towering above the sea, the historic headland of Dodman Point offers dramatic, panoramic views. This is the highest headland on Cornwall's beautiful south coast, so expect brilliant scenery and steep climbs. Find refreshment in the charming Coast Path Cafe – a co-operative run by locals housed in an old stone reading room right on the South West Coast Path, serving gorgeous homemade cakes and Cornish cream teas. If the weather is rainy you can sit indoors but the best seats are on the decking, which has glorious views of the sea and green hills. The cafe also doubles as a high-quality craft shop supporting local makers. 

If you can tempt the children off the beaches, head to Caerhays, St Mawes and Pendennis Castles, all easy drives away, with plenty to explore. To break into the surrounding countryside, many short drives lead to nearby hotspots, like the biomes of the Eden Project, less than 15 miles away, and subtropical Lost Gardens of Heligan, only five miles away, with its 200 acres of magnificent flora-filled creations. 

Parking area with space for 2 cars with large garage provides convenient storage space for surf boards and bikes.

A great fish and chip shop with Gluten Free availability. We didn't use the restaurant but did order our fish and chips on line which saved queueing and waiting. Highly recommended.

Lost Gardens of Heligan

Charlestown Shipwreck and Heritage Centre

An all-weather attraction where children go free, Charlestown Shipwreck Centre takes you back two hundred years, when the area was a tiny fishing village with no harbour.  As trade boomed in nearby St Austell, it became clear that there was need for a proper harbour, and local businessman by the name of Charles Rashleigh set about making plans – hence the name (Charles’ town).  Today the Shipwreck and Heritage Centre charts the history of this corner of Cornwall, including the ship wrecks off the nearby coast.  There are trails, a visual audio theater, the RNLB Amelia which was last stationed at Scarborough, and a German armoured dress diving suit, which was used in the 1920/30's, amongst other pieces of history.  There’s also a Kids’ Corner and plenty to see and do for the whole family.

Interesting for those prepared to engage with the stories presented. Very informative guidebook with plenty to read. The upstairs restaurant was far from great (we just went in for a coffee which was... unpleasant). We would say to ignore the discount which comes with the museum entry ticket and try one of the nearby cafes instead.

Sandy beach located just around the corner from the busier beach at Gorran Haven.  This beach can only really be accessed by boat or kayak and will certainly be a lot quieter than the other nearby beaches because access is so restricted.

Love the property it's our third time of staying there. The location is perfect, stunning views, walks and a friendly village. Central for the places we like to visit. If the owners ever want to sell the property we would love it as our forever home. As soon as we get there we always say we're home.

Rock Pools is an ideal base, a comfortable, practical, clean house with plenty of parking space but also a good garden and lovely views from the windows. Very quiet being away from the village centre, and with access to the Coast Path from the front door. Many sights to visit on foot or within 30 minutes drive.

Without question the best property we have ever stayed in. Everything we could possibly ask for. Lovely gardens, comfortable beds, sofa and chairs. Little touches in the kitchen like spices, oxo cubes, coffee, tea etc all made a holiday perfect.
