Butterchurn is set on the owner's 400 acre working dairy farm and has wonderful views over the rolling countryside to Wadebridgein the distance. The owners are delighted to show visitors their cattle, calves, sheep and lambs on request and there are plenty of public footpaths to explore the countryside directly from the property.

The nearest pub offering food is at St Minver, 1mile and The Maltsters Arms in Chapel Amble, 1.5 miles. Rock 3 miles offering a wider selection of shops including the famous The Mariners, excellent sailing and water skiing, golf at St Enodoc and a season passenger ferry that operates to Padstow. Daymer Bay and Polzeath famed for its surfing are only a 10 minute drive both with access to the South West Coast path with wonderful scenic walks. The market town of Wadebridge is 4 miles offering a good selection of shops, sports centre and the gateway to the camel trail linking the town by cycle to Padstow. The houses of Lanhydrock, Prideaux Place and Pencarrow are all within a 30 minute drive from Butterchurn.

Stay - The Accommodation...

Approached from the gated and gravelled parking area two slate steps and a slate path lead to the front door with a step opening into the tiled hall with under floor heating, and an adjacent fully tiled shower room with W.C and hand basin. To complete the ground floor accommodation is a light open plan living space with oak laminate flooring, under floor heating and French doors with low threshold opening to the south facing garden and countryside views beyond. To one corner of the room is a neatly fitted kitchen with an antique pine table and chairs in front of the picture window and comfortable lounge seating set to the other side.

From the hall a carpeted staircase with balustrading leads to the first floor landing with attractive pine door opening into the spacious and light double bedroom with a standard double and separate single bed with a small en-suite shower room with shower unit, W.C and basin. There is an electric wall mounted heater in the bedroom.

The south facing garden is enclosed by a post and rail fence on two sides and a solid fence separating it from the owner's garden. A small patio leads onto a generous sized lawn with a stone path to the gravelled parking area. The garden overlooks the owner's farmland where livestock can be seen and views to Wadebridge in the distance.
