With stunning sea views and just yards from the waters edge at Kingsand, this beautifully furnished former tearoom, has now been converted into a spacious and light, ground floor studio apartment overlooking Girt beach in the heart of the village adjacent to the Clock Tower. Entered from the lane that runs parallel with the seafront, the front door opens to an entrance hallway with a slate tiled floor and useful hanging cupboard. From here an inner door leads directly into an open plan bright and sunny living room with the original Edwardian tiled floor and large windows overlooking the sea. There is an attractive sitting area with two comfortable settees, a pine dining table and chairs next to an ornamental stone fireplace and a very well equipped modern fitted kitchen to one side. At the rear is a well screened bedroom area with a 5ft bed and a large en-suite shower room W.C. with hand basin, wide shower cubicle and heated towel rail. It is possible to briefly unload outside the property and parking is in the village car park 100 yards away. All of the village amenities are within a couple of minutes walk including three pubs offering good food, cafes and tea rooms, and a general store/P.O., and wireless internet access is available by purchasing a voucher from the local shop. The twin village of Cawsand also has a small selection of shops and eateries. Kingsand and Cawsand have three small beaches with sand and shingle separated by areas of rocks all with lovely views of the coastline towards Plymouth. The South West Coast Path offers splendid scenery around Penlee Point to Rame Head; Mount Edgcumbe Country Park and Antony House are within a short drive and there are several golf courses in the immediate area. Whitsand Bay, 2 miles, has a long stretch of sand and rocks, and there is diving at the new HMS Scylla artificial reef. A summer passenger ferry operates from Cawsand Beach across the Sound landing at the Plymouth Barbican.
