Just a five minute drive from the beaches at Rock, Polzeath and the Camel Estuary for sailing, surfing and family beach holidays, this individually designed detached house with double glazed windows and a spacious pretty garden is set in a small quiet residential close in the village of Tredrizzick near St Minver.
An open tarmac driveway offers ample parking for two cars and from here the front door opens beneath a covered porch roof to the slate floored entrance hallway with an adjacent shower room W.C. with hand basin.
To one side is a split-level living room with a comfortably furnished lounge and two steps leading down to the dining area which has a large window looking out over the attractive rear garden. An archway leads through to the adjoining kitchen with modern fitted units including an electric heated towel rail, and sliding doors open to the large sun terrace, ideal for al fresco dining.
Wooden open tread stairs wind up from the hallway to the first floor landing, a bathroom W.C. with hand basin and corner bath, and two cottage style bedrooms with a double and twin beds respectively.
The enclosed garden at the rear is sheltered and provides a delightful haven with extensive lawns, mature shrubs and views over the adjoining countryside. The owners have an unobtrusive annexe attached to the side of the house with its own entrance and parking.
There is a post office and traditional 17th century pub at St Minver, three quarters of a mile away. The nearest local shops are at Rock about one mile and there is a pub with family restaurant at Pityme approximately a 5 minute walk. Rock beach is about 1.5 miles away, and has a sandy beach, sailing and water ski facilities and a foot ferry operating to Padstow, and the surfing beach at Polzeath is just under 3 miles by road or a 30 minute walk across the fields.
The attractive fishing village of Port Isaac is within a ten minute drive, as is the shopping town of Wadebridge with a leisure centre, cinema and bicycle hire. The Camel Trail, ideal for walkers and cyclists, and several golf courses including Roserrow and St Enodoc are all close by. There are also stunning coastal walks nearby to Pentire Point and The Rumps.

How would you rate the cottage's fittings, furnishings and equipment?’
A property will achieve a rating of 5 Smiles down to 1 Smile, although it is our policy not to carry any properties with ratings lower than 3 Smiles. The customer chooses from the following ratings:
- Excellent
- Good
- Satisfactory
- Below standard
- Poor
Assistance dogs are of course welcome in all our cottages free of charge, however owners of them should be aware that a considerable number of people are allergic to dogs and in some cases can have a severe reaction. Owners are therefore encouraged, where at all possible, to choose a property which normally allows pets.
Some properties accept pets other than dogs, but in all cases we are required to confirm consent from the cottage owner. Please contact the office on 01208 821 666 if you would like to take a pet other than a dog with you to one of our cottages.

You can reserve these weeks in your name until availability and pricing has been agreed. It is important to note that a 'Reserved' period can only be confirmed in your name if the owner wishes to make the Reserved period available for booking.
- 'Reserved' weeks (as opposed to 'Reserve' weeks) can only be booked by a customer who has 'Reserved' the highlighted period.
All prices are per week per property. Many properties promote an all inclusive price although some charge for extras such as bed linen, towels, heating and/or electricity. The Property description will detail any extra charges.
Booked: A customer has committed to a holiday period by paying a deposit or the full amount for a rental period.
Reserved: When a property is not yet available to be booked, a customer can 'Reserve' the property in their name on a first come first served basis. When Cornish Traditional Cottages and the owner have agreed availability and pricing for your selected period we will contact you to let you know if you can then book the property in your name. A Reservation does not guarantee a booking because the owner has first right of refusal on all availability.
Prices for short breaks are as follows:
- Up to 3 nights: 62% of the weekly price
- 4 nights: 71.5% of the weekly price
- 5 nights: 91% of the weekly price
- 6 nights: 100% of the weekly price
It is important to note that a 'Reserved' period can only be booked if the owner wishes to make the 'Reserved' period available for booking. Upon completion of your reservation you will receive confirmation by email or post containing details of the reservation.
