Entered from the shared block paved driveway, a couple of steps lead down to the front door which opens to a small entrance porch with coat pegs. An inner door leads directly into the warm and cosy sitting room with a high beamed ceiling, laminate wood flooring, and comfortable lounge seating facing an electric coal effect fire set in a Cornish slate hearth.

At the rear, a door opens to a newly fitted kitchen /breakfast room with a quarry tiled floor, modern fitted units and a pine dining suite, and to one side, an inner hallway leads to a spacious bedroom with a double bed and countryside views and an adjacent shower room W.C. with hand basin.

From the kitchen, a rear door leads out to an enclosed paved courtyard with patio furniture and there is a designated on site parking space for one car in front of the owners greenhouse attached to the cottage.

Porthtowan, 1.5 miles, has a pub, village store/P.O., seasonal beach café and surf hire shop. St Agnes is just over 3 miles and has a good selection of local shops and the cathedral city of Truro is about a 20 minute drive. Golf is available at Perranporth to the east and Tehidy Country Park to the west, a handicap certificate is required for the latter. The Mineral Tramway coast-to-coast cycle trail and the South West Coastal Footpath with wonderful scenery are within easy reach and this is also a very central base for touring the whole of Cornwall.
