TV (Digital)A late nineteenth century, traditional end of terrace cottage set in the peaceful village of St Mabyn, ideally placed for the sand and surfing beaches around the Camel Estuary only a 15 minute drive away.
Retaining considerable charm yet benefiting from double glazed windows, the property is entered through a pretty secluded garden with a path and 4 railed steps leading down to the entrance at the rear. A glazed door opens to a useful sun room with an adjacent utility area for coats and boots, and the original low front doorway leads into a small lobby and to one side is a neatly fitted kitchen with an oil fired Rayburn for slow cooking, background heat and an alternative source of hot water when the weather is cold.
On the opposite side of the lobby, a warm and cosy sitting room has a board and beam ceiling, and comfortable seating including a futon style sofa bed for alternative sleeping arrangements next to the attractive fireplace. Beyond, in an extension to the original cottage, a wide archway leads through to a pleasant dining area with additional lounge seating and a selection of books.
From the entrance hall, a rather steep and narrow carpeted staircase with a fixed stairgate at the bottom, leads up to the first floor landing and accommodation, all with low ceilings and doorways. There is a bathroom W.C. with hand basin and electric shower over the bath and two cottage style bedrooms with curtained hanging areas, one with a double bed and the other with twin 2ft 6in beds.
The garden has a small sheltered lawn bordered by mature shrubs, a clematis covered archway and a side gate to the lane. There is on site parking for one full size car, and when the driveway is gated the garden is enclosed. The village pub which offers a good selection of food, 15th century church, post office and small store are within five minutes walk.
The towns of Bodmin and Wadebridge are equidistance approx 6 miles away with a selection of shops, a sports centre with swimming pool and bicycle hire to explore the Camel Trail. The North Coast beaches and the Camel Estuary are within 8 miles, offering a selection of beaches and watersport activities. The immediate area offers a good number of footpaths to explore, with horse riding and golf available locally.
