Set on the Saints Way coast to coast footpath and within 4 miles of the Eden Project, home to the world's largest indoor rainforest, this detached and double glazed garden studio offers a peaceful getaway for couples set in the owner's lovely garden and enhanced by a shared outdoor hot tub.

Surrounded by unspoilt countryside yet near to lots of interesting attractions, the small hamlet of Tredinnick is an ideal central location to visit many delightful houses and gardens including the Lost Gardens of Heligan, Lanhydrock House and Pencarrow House to name but a few.  

For the more energetic, there are numerous walks close by in addition to the Saints Way in particular through the steeply wooded Luxulyan Valley; a World Heritage Site, and Prideaux Wood Nature Reserve containing an area of ancient woodland.

For cyclists, the property is situated on Route 3 of the Long distance National Cycle Network, also known as the Cornish Way, and Cardinham Woods is only 15 minutes away with cycling and mountain biking trails to suit all levels of skill.

A 20 minute journey in the car offers a variety of South Coast beaches at Par, Carlyon Bay and Charlestown as well as local golf courses and Innis Fly Fishery has three mature lakes stocked weekly with home grown rainbow trout catering for all standards of game anglers just 4 miles away.

Luxulyan village, 2 miles, has a church, traditional pub and local store/P.O. and for a wider selection of amenities, the towns of Bodmin and St Austell are 7 miles respectively with extensive shops, restaurants and cinema so plenty to entertain young and old.

Creusa Kennels 1.5 miles away, offers a Holiday Maker Service which allows owners to still bring their dogs to Cornwall, taking them out during the day but also guarantees a cosy kennel at night - see www.creusakennels.co.uk

Approached from the shared gravel driveway, four steps and a sloping paved path with handrail leads up to the entrance of this single storey self-contained barn.  The front door opens directly into kitchen.

Living room/Bedroom

Comfortably furnished open-plan living room which acts as both lounge and bedroom with a double bed, small occasional table and dining chairs, Smart television and comfy sofa next to the French Windows.

  • An adjacent barn houses the laundry room with shared freezer, washing machine and tumble dryer.

  • Hot tub (with prior arrangement).

Private outdoor sitting area with patio furniture for the visitor's sole use, an ideal spot for watching the local birdlife. Guests are welcome to enjoy the shared gardens and a paddock, home to a couple of sheep and pygmy goat. Feel free to make use of the owners hot tub (with prior arrangement) during your stay.

Eden Project

Perhaps one of Cornwall’s most famous tourist attractions, the Eden Project is an educational charity and social project promoting sustainability.  Once a working china clay pit, it was the brainchild of Tim Smit who also restored the Lost Gardens of Heligan.  Today its an ode to a world of nature, literally, with a Rainforest Biome, Mediterranean Biome, outdoor gardens, England’s longest zip wire, sculptures, kids’ attractions, cafes and restaurants.  They also host seasonal events and exhibitions, making it a wonderful experience for family and friends.  Prices start at £29.50 for adults booking in advance.

Lanhydrock National Trust

A spectacular, late Victorian country house, garden and wooded estate, Lanhydrock has the vibe of a wealthy but unpretentious family home with a delightful history to learn about on your visit.  The National Trust property was devastated by fire in 1881 and was then refurbished in the latest modern style of the time.  It’s a beautiful example of upstairs/downstairs living with the division between the servants’ quarters and family accommodation evident as you wander from the elegant dining room to the bedrooms, nurseries and kitchens.  The house has a restaurant, café and tea room to relax in, guided walks, workshops and activities, so you can visit and get stuck in or simply enjoy the location as you wish.

COR!! Are you of a stout constitution? Very very long walk down impressive drive to a really huge place with its own church attached - register at the gatehouse and Jubilate!! coffee and 'comfort' station at hand.....I'd gone for the gardens so ignored the stately pile, went beyond church and started trekking - theres a lot of it to see - you really need a couple or three days to do all that Llanhydrock has to offer - and you still would want to come back for mor.e five stars and an A plus plus+++ from me!

Lostwithiel Museum

In a Georgian building on Fore Street, that was once the Corn Exchange, Lostwithiel Museum has also been a school room, a butchers, a magistrate’s court and the town jail in its time.  These days, things are a little less dramatic but no less interesting, housing the Guildhall, which is used for meetings of Lostwithiel Town Council, above the museum.  Showcasing the town’s local history with a number of displays including local ceramics, agricultural tools, wartime memorabilia, medals and minerals, it’s a charming introduction to the area and a charitable organization to visit when you’re in this pretty little town in Cornwall.

Popular with families, this idyllic sandy cove offers safe swimming, fantastic watersports and interesting rockpools aswell as tempting beach restaurants.  If you're feeling active there are plenty of  events throughout the year including beach yoga, beach cleans, sailing events, sea swim and stand up paddleboarding events and more.  Hire a paddleboard, learn to sail or simply flop on the sand with a good book, the choice is yours.  Plenty of parking at the main Polkerris carpark just 200yards from the beach.

Very lovely cottage with all we could need. Loved the animals especially Reggie. Fabulous weather, tip for visiting Lanhydrock note if you go on a Thursday volunteers dress in period costume, roll play and the head cook gave lots of info and insights into life in the period.

You might have to go up a narrow lane to get to this property , but it's definitely worth the effort. Lovely place, just what we needed, plenty of room for a studio and everything at hand. Nice and quiet and central for Cornwall. Had some friends, two sheep and two goats that we fed every morning. Comfortable bed, big tv and very good Wifi. The hosts were lovely people and couldn't do enough for us. Will be back here when next in the area.

Lovely clean, nicely furnished cosy barn conversion, lots of garden wildlife to entertain us, hot tub was a really nice bonus. Good access to a lot of nearby attractions, beaches and coastal walks. Very pleasant friendly pub The King's Arms nearby provides great meals.
