Situated on the banks of the River Lynher, this pretty south facing detached and secluded cottage, built of local stone and slate, is set in 3 acres of tranquil pasture and woodland yet is only a 40 minute drive to both the beautiful north and south coasts.
Sympathetically restored whilst retaining much of its original character and charm, the cottage has lovely river views from every room and offers a 180 yard private beat for salmon and trout fishing (licence required). Situated in a peaceful valley, the property is approached down a long narrow unmade track that leads to a gravelled parking area at the bottom and a sloping grassy path through the garden to the front door.
This opens to a small entrance hallway with coats area and an adjacent bathroom W.C. with wash basin and bath with hand held shower fitment. Four steps lead down from the hallway to a country kitchen/dining room with a beamed ceiling, electric rangemaster cooker, Belfast sink and a rustic dining table with chairs. The kitchen and bathroom benefit from underfloor heating.
Adjacent to the dining area, a door leads through to a charming beamed sitting room with comfortable seating arranged before the fireplace and windows overlooking the garden and riverbank.
A carpeted staircase leads up to the first floor landing where there are three cottage style bedrooms with white washed stone walls and views of the river; a master double, a twin bedded room and the third with a single bed.
A grassy garden and gate leads to a field which slopes gently down to the edge of the river and provides a peaceful haven for nature lovers and a delight for older children, however young children and pets must be supervised at all times.
A 15 minute walk through woodland can reach the Manor House Inn, just over a mile away in Rilla Mill, and the nearest village store/P.O. is in Upton Cross 2.5 miles away where fishing licences can be obtained. Liskeard, 15 minutes drive, has a range of local shops, supermarket, and a leisure centre and Launceston with its ancient castle is 20 minutes. This is a wonderful base for walkers and wildlife enthusiasts to explore the beauty of Bodmin Moor nearby, and Siblyback Lake, 7 miles, offers trout fly fishing and a watersports centre. There are also riding stables and a variety of golf courses within easy reach.

How would you rate the cottage's fittings, furnishings and equipment?’
A property will achieve a rating of 5 Smiles down to 1 Smile, although it is our policy not to carry any properties with ratings lower than 3 Smiles. The customer chooses from the following ratings:
- Excellent
- Good
- Satisfactory
- Below standard
- Poor
Assistance dogs are of course welcome in all our cottages free of charge, however owners of them should be aware that a considerable number of people are allergic to dogs and in some cases can have a severe reaction. Owners are therefore encouraged, where at all possible, to choose a property which normally allows pets.
Some properties accept pets other than dogs, but in all cases we are required to confirm consent from the cottage owner. Please contact the office on 01208 821 666 if you would like to take a pet other than a dog with you to one of our cottages.

- Weeks marked as 'Reserve' (highlighted in blue) cannot be booked at this point in time because availability and prices have not yet been agreed with the owner. You can reserve these weeks in your name until availability and pricing has been agreed. It is important to note that a 'Reserved' period can only be confirmed in your name if the owner wishes to make the Reserved period available for booking.
- 'Reserved' weeks (as opposed to 'Reserve' weeks) can only be booked by a customer who has 'Reserved' the highlighted period.
All prices are per week per property. Many properties promote an all inclusive price although some charge for extras such as bed linen, towels, heating and/or electricity. The Property description will detail any extra charges.
Booked: A customer has committed to a holiday period by paying a deposit or the full amount for a rental period.
Reserved: When a property is not yet available to be booked, a customer can 'Reserve' the property in their name on a first come first served basis. When Cornish Traditional Cottages and the owner have agreed availability and pricing for your selected period we will contact you to let you know if you can then book the property in your name. A Reservation does not guarantee a booking because the owner has first right of refusal on all availability.
Prices for short breaks are as follows:
- Up to 3 nights: 62% of the weekly price
- 4 nights: 71.5% of the weekly price
- 5 nights: 91% of the weekly price
- 6 nights: 100% of the weekly price
It is important to note that a 'Reserved' period can only be booked if the owner wishes to make the 'Reserved' period available for booking. Upon completion of your reservation you will receive confirmation by email or post containing details of the reservation.
