With lovely sea views and just 50 yards above the sandy beach and small harbour at Gorran Haven, this comfortable and spacious detached family house is set in a cliffside garden ideal for a traditional family beach holiday or walking the scenic South West Coast Path.
Accessed via a public footpath that leads down to the more secluded Little Perhaver beach, a gated path leads through the garden to the entrance lobby at the rear which has a useful cloaks area and an adjacent bathroom W.C. with hand basin and shower over the bath.
From the lobby an inner door opens to the central hallway with a dining room on the left and a recently refurbished fitted kitchen overlooking the rear lawn. A narrow doorway leads to the front of the house with pleasant sitting rooms on either side of the hallway, both comfortably furnished with views looking across the cove from bay windows.
Two steps lead down to a small double glazed conservatory which catches the morning sun and provides a lovely vantage point overlooking the beach and out to Chapel Point.
Stairs from the main hallway lead up to the first floor where there are four large bedrooms, a cloakroom W.C. and an adjacent bathroom with hand basin and shower over the bath. Two twin bedded rooms face seawards and have views down over the sandy beach below, and there are a double bedroom with an antique French 5ft bed and a single bedroom looking out over the rear garden.
The enclosed garden which surrounds the house has several areas of lawn and a delightful railed sun terrace directly above the beach and rockpools of Gorran Haven. There is also an external laundry room and a useful outbuilding with ample storage for beach gear. Parking is available for one full size car in a private garage about 100 yards from the property with further parking in the main village car park.
There are two sandy beaches offering safe bathing within a couple of minutes walk, as well as a post office, local store, beach café and the Llawnroc Hotel and Gwineas Bar. Portmellon, 2.5 miles, has a small beach and a seasonal pub and the larger fishing village of Mevagissey with a selection of shops, pubs, and restaurants and a summer ferry service to Fowey is 3 miles away.Cycle hire is available at Pentewan, and St Austell offers a wide range of shops and facilities including a cinema, leisure centre and golf course. The Lost Gardens of Heligan are only a 10 minute drive and The Eden Project a 20 minute drive.

How would you rate the cottage's fittings, furnishings and equipment?’
A property will achieve a rating of 5 Smiles down to 1 Smile, although it is our policy not to carry any properties with ratings lower than 3 Smiles. The customer chooses from the following ratings:
- Excellent
- Good
- Satisfactory
- Below standard
- Poor
Assistance dogs are of course welcome in all our cottages free of charge, however owners of them should be aware that a considerable number of people are allergic to dogs and in some cases can have a severe reaction. Owners are therefore encouraged, where at all possible, to choose a property which normally allows pets.
Some properties accept pets other than dogs, but in all cases we are required to confirm consent from the cottage owner. Please contact the office on 01208 821 666 if you would like to take a pet other than a dog with you to one of our cottages.

- Weeks marked as 'Reserve' (highlighted in blue) cannot be booked at this point in time because availability and prices have not yet been agreed with the owner. You can reserve these weeks in your name until availability and pricing has been agreed. It is important to note that a 'Reserved' period can only be confirmed in your name if the owner wishes to make the Reserved period available for booking.
- 'Reserved' weeks (as opposed to 'Reserve' weeks) can only be booked by a customer who has 'Reserved' the highlighted period.
All prices are per week per property. Many properties promote an all inclusive price although some charge for extras such as bed linen, towels, heating and/or electricity. The Property description will detail any extra charges.
Booked: A customer has committed to a holiday period by paying a deposit or the full amount for a rental period.
Reserved: When a property is not yet available to be booked, a customer can 'Reserve' the property in their name on a first come first served basis. When Cornish Traditional Cottages and the owner have agreed availability and pricing for your selected period we will contact you to let you know if you can then book the property in your name. A Reservation does not guarantee a booking because the owner has first right of refusal on all availability.
Prices for short breaks are as follows:
- Up to 3 nights: 62% of the weekly price
- 4 nights: 71.5% of the weekly price
- 5 nights: 91% of the weekly price
- 6 nights: 100% of the weekly price
It is important to note that a 'Reserved' period can only be booked if the owner wishes to make the 'Reserved' period available for booking. Upon completion of your reservation you will receive confirmation by email or post containing details of the reservation.
