One of two adjoining stone cottages nestling in a peaceful wooded valley complete with tumbling small river and stone bridge just north of Bodmin, about 10 miles from both coasts, with lovely country walks on the doorstep and within easy reach of the Eden Project.

Entered by two or three steps up from the narrow winding lane the front door, set beneath an open slate roof, opens directly into a pleasant beamed sitting room. On the further side a door leads to a kitchen / dining room with a low beamed ceiling and a door opening into a utility shower room W.C. with hand basin.

The back door opens to a linhay with ample room for the storage of beach gear and drying lines which leads out to the parking area at the front and to a pretty rear garden which, with patio and lawn, looks out over the trees and fields behind the cottage.

Steep stairs gated top and bottom, go up from the sitting room to a landing, a bathroom/W.C. with hand basin and shower over the bath and to three bedrooms; a spacious double with a 5ft bed, a smaller twin bedded room and one with 3ft bunk beds.

Although the patio and lawn area are fenced and gated toddlers and pets will require supervision as the garden is not completely secure. There is parking for 1 car in front of the linhay, a second parking space can be used whilst the driver is available at the cottage. Bodmin, 1.5 miles, has a good selection of shops, pubs and restaurants.
